In wholesaling, there must be proper disclosure to all parties involved in the transaction.  The seller must give permission to the wholesaler to assign the contract to another buyer.  The seller must also be aware that the wholesaler will be receiving a fee on the difference between the amount the seller will receive and the price the end buyer will pay.  The end buyer must also agree to this fee.
