Why Would a Seller List Their Property Off-Market?

There are basically 3 reasons for a seller to list their property off-market.

  1. Sellers don’t want to pay a commission to real estate agents.  Commissions take a large chunk of the seller net proceeds - from 5 to 6 percent.  If the seller is comfortable with their valuation of their home and have other outlets to find buyers, this may be their first option.
  2. Sellers are testing the market.  Some sellers are using online service like Zillow and Trulia to test how much they can sell their property for.  There services have a “make me an offer” option for sellers to get concrete offers on their homes. 
  3. Seller may have an unconventional situation.  For example, properties that are occupied by uncooperative tenants and may have a hard time selling.
