Why Would a Realtor List a Property Off-Market or Conduct a Pocket Listing?

There are basically 3 reasons to for realtors to list a property off-market.

  1. The realtor want to double end the deal.  In other words find their own buyer and receive commission from both selling and buying end.  Some realtors will give a discount to the seller if they are able to procure their own buyer.  Representing both buyer and seller will have the benefit of easier control of the transaction which results in a more efficient closing.
  1.  Realtors may have a listing where the sellers are not ready to place the property in the MLS for the following reasons:
  1. Seller needs time to vacate because of the holidays or to find a new home
  2. Seller need time to fix up the property or make necessary improvements to make the property more saleable.
  1. Realtors may have a listing where the seller wants certain privacy.  They do not want their address listed for everyone to see, or show photos of their homes.  This is especially in the case of celebrities or famous persons, where privacy is a preference.
