How to Create Marketable Coming Soon Listings

In many markets, real estate brokerages have chosen to implement coming soon, off-market, and pre-MLS listings in order to take advantage of the benefits above, so how do you make your listing stand out? Below are the 5 best ways to create a listing suited for coming soon marketing:

1) Professional Photos - The first and often most important step in any home selling process. They provide the quickest look into the condition and layout  of the property so you need to ensure that you’re displaying the home in the most flattering way possible.

2) Interactive 3D Tour - Allow potential buyers to virtually tour a home using their cell phone, computer, or VR headset.  The benefit of these 3D tours during the pre-marketing phase is that even if access to the property is limited you can provide something right away to potential buyers. Be wary of agents who tout “virtual tours”, but just take professional photos and splice them together with some music.

3) Off-Market Facebook Groups - Pre-MLS marketing is only going to be successful by obtaining a large reach. Agents that are well connected or members of off-market networking groups are going to have a huge advantage in a pre-MLS marketing effort. One of the easiest ways to successfully spread the word about properties is by posting about it ahead of time in off market/pocket listing Facebook groups.

4) Social Media - Instagram, Twitter, and Facebook, are fantastic ways to promote upcoming listings. Instagram and Facebook stories allow you to give viewers some behind the scenes looks into what went into the staging or open house process. Engaging with your potential audience is a great way to get a read on what people are looking for, and what concerns they may have with the listing.
